The account.

A retail agent brought Hedge a Texas commercial property account with no prior insurance on the building. During quote review, the agent asked about reducing liability to adjust the cost. The quoted policy was property only; it did not contain a general liability limit to reduce.

The work before binding.

Hedge explained that the quoted limit combined building and business personal property. General liability would need separate consideration. The team also identified the actual cash value basis, coinsurance provision and deductible so a request for a lower price could be evaluated against the coverage being purchased.

Before the bind request was completed, Hedge obtained the requested electrical-system confirmation from the agent. After binding, the underwriter requested the reason a no-known-loss letter had been supplied instead of loss runs. The agent confirmed there was no prior coverage, Hedge passed that explanation to the underwriter, and the underwriter confirmed that the contingencies were complete.

What another retail agent can use.

Read the coverage section as well as the label above a quoted limit. A property policy can use the words “limits of liability” without providing general liability insurance. Review the valuation basis, coinsurance, deductibles and any separate coverage need before asking for a pricing change.

The confirmed result.

Issued policy

The commercial property policy was issued and sent to the retail agent. The reviewed declarations show actual cash value and a coinsurance provision. This case does not establish a lower premium, replacement-cost settlement, general liability coverage or coverage for a period before inception.
